Key Care Property Management manages holiday accommodation on behalf of individual property owners and facilitates reservations, guest communications and property management services.
By completing a booking, the lead guest confirms that they have read, understood and accepted these Terms & Conditions on behalf of everyone included in the reservation.
A reservation is confirmed once the required payment has been successfully received and a booking confirmation has been issued.
The lead guest must be at least 18 years old and is responsible for ensuring all members of their party comply with these Terms, the property's individual house rules and any applicable community or resort regulations.
The maximum permitted occupancy shown on the property listing must not be exceeded without prior written approval.
We take reasonable care to ensure that descriptions, photographs, amenities and other information displayed on our website accurately represent each property.
Occasional changes may occur due to maintenance, replacement of furnishings, seasonal facilities or circumstances outside our reasonable control.
The total price payable for the reservation will be displayed during the booking process.
Any applicable accommodation charges, cleaning fees, taxes, security deposits or other mandatory charges will be disclosed before the booking is completed.
Payment must be made using an accepted payment method available through the booking system.
The cancellation policy applicable to the individual reservation will be displayed during the booking process and/or on the booking confirmation.
Any refund following cancellation will be determined according to the cancellation conditions applicable to that particular reservation.
Guests should therefore check the cancellation conditions carefully before completing a booking.
Where a security deposit or payment authorisation is required, this will be communicated during the booking process or before arrival.
Guests are expected to treat the accommodation, furnishings, artwork, appliances, equipment and communal facilities with reasonable care.
Minor accidental breakages should be reported promptly.
Guests may be responsible for reasonable costs arising from damage, loss, missing items, misuse, negligence or excessive cleaning beyond normal changeover requirements.
Check-in and check-out times will be provided within the property information, booking confirmation or pre-arrival information.
Guests must follow the arrival and departure procedures provided by Key Care Property Management.
Early check-in or late check-out is only permitted where agreed in advance.
Spanish legislation requires certain information relating to guests staying in accommodation to be collected and registered with the competent authorities.
All guests must provide accurate identification and other legally required information within the requested timeframe.
Where legally required guest information is not provided, this may affect our ability to permit or continue the stay.
Guests must comply with the individual property's house rules and any applicable community, resort, swimming pool or shared-facility regulations.
Guests must respect neighbouring residents and other visitors.
Parties, events, excessive noise or disruptive behaviour are not permitted unless expressly authorised.
Smoking and pets are only permitted where specifically stated on the individual property listing.
Any maintenance issue, damage or significant problem should be reported to Key Care Property Management as soon as reasonably possible.
This allows us the opportunity to investigate and, where possible, resolve the matter during the stay.
In exceptional circumstances, Key Care Property Management, the property owner or an authorised contractor may require access to the property for urgent maintenance, repairs, safety or security reasons.
Except in an emergency, reasonable efforts will be made to notify guests in advance.
Key Care Property Management and the property owner cannot be responsible for circumstances outside their reasonable control, including utility or internet interruptions, severe weather, government restrictions, transport disruption or temporary closure/failure of communal or resort facilities.
Where a significant issue occurs, reasonable efforts will be made to assist guests.
Guests are responsible for their personal belongings during their stay and should take reasonable precautions to secure the accommodation when leaving it unattended.
Bookings are subject to applicable Spanish law and these Terms do not affect any mandatory consumer rights available to the guest.
